The appraiser will typically start with the exterior of the property, taking photos and measuring major improvements such as residences, barns, etc. The appraiser will note as many features of the property as possible such as topography, view, development, and access to utilities, etc. If the property has a residence, the appraiser will then go inside to note and take pictures of the materials and condition of each room. While personal property doesn't affect the value of a home, uncluttered space makes it easier for the appraiser to more accurately assess the home's features and condition. In cases of some types of loans (FHA and VA), the appraiser will be observing various appliances and systems to verify they are in working order. FHA and VA loans also require the appraiser to access attics and crawl spaces. Please ensure all areas of the home are accessible to the appraiser.

We also appraise other types of properties such as Multi-Family, Commercial Developments, and Mixed Use Properties. Due to the unique nature of these property types, the appraiser will be asking many questions about the property at the inspection so questionnaire is not necessary.
State law requires smoke detectors and carbon monoxide detector(s) to be installed in every home.* Depending on local building code, there should be a smoke detector in every bedroom, hallway, and main living areas. A carbon monoxide detector is required on every floor of the home where there are bedrooms. State law also requires a tanked water heater to be double strapped. If your appraisal is for a home loan, these items are typically mandatory and photos will be taken and included in the appraisal. Please make sure these items are installed prior to the inspection.
*If these items are not installed, many lenders require them to be installed prior to close of escrow and charge a re-inspection fee for verification.
While a visit to the subject property is an important step in identifying the specific aspects of a property, much of the appraisal process is in the analysis of how that property fits into the real estate market. After the site visit, the appraiser will conduct research and write a comprehensive report. This process takes approximately a week after the site visit.
